What does the monthly levy cover?

All operational costs (costed per home not per person) including rates and taxes, common electricity, all water, 16 meals, clinic sister visits (in-house), five days in the sick bay per year as well as all the external cleaning, gardening and maintenance of the premises. It does not include private electrical consumption, internal cleaning of units or laundry.

Will the levy increase?

All efforts are made to estimate levies correctly. Due to inflation levies will increase annually. The estimated average increase is 8% per year.

Do I pay for electricity?

Yes, electricity consumed within all units will be separately metered.

Can I get a telephone and internet?

​All residents are linked to the Telkom switchboard managed by reception.  Direct external calls are billed, and internal telephone calls are free.

DSTV available but own decoder required.  Wi-Fi available at current service provider rated over our fibre connection.

What if I need help?

The property  has included provision for a nurse call system if required.  It is also CPOA policy to routinely check on residents, which is done in the interests of the resident’s well being.

Is there a resident's committee?

Yes, a resident’s committee will be elected in terms of CPOA’s rules governing resident’s committees and resident’s annual general meetings. The purpose of the committee is to work in co-operation with the centre to organize suitable sporting, recreational and cultural activities for the residents, functions and to encourage a sense of camaraderie.

Am I allowed to sublet my home?

Yes, this is permitted in a CPOA lease agreement to a CPOA pre approved age appropriate person with leases of not less that one year.

May I keep pets?

Small pets are allowed in the ground floor homes only, strictly per CPOA pet rules.

What is the position with visitors?

Guests or grandchildren are welcome for limited stays subject to management approval.

Are housekeeping services available?

Internal cleaning of units is available at an additional charge or as per care package.

Are laundry facilities available?

Only the 2 bedroomed homes have separate provision for washing machines. Coin operated self-service laundry facilities are also available on the premises, alternatively a full laundry service is available at an additional charge.

Who manages Pinelands Grove?

Cape Peninsula Organisation for the Aged (CPOA).

How does the mail system work?

Incoming mail is distributed in the resident’s general letterbox. Out-going mail can be posted in the post box at the front gate.

Can I receive deliveries?

Deliveries made on behalf of residents are to be made to the reception however management does not accept any liability in respect thereof.  Residents must make their own arrangements for payment of C.O.D. items.

Where do I park my car?

General vehicle parking can be allocated in an open parking bay area per the management association rules. All parking is closely monitored by the security and residents can be assured of peace of mind regarding their vehicle. These are available to residents to purchase as part of their life right.

What are the regulations regarding smoking?

No smoking is permitted in common areas of the building. The preferred option for smoking within your home, would be electronic cigarettes.
